About Us
We’re a Texas-based real estate investment firm specializing in complex title and distressed property acquisitions. Our team works across multiple counties identifying properties with curative title issues and unique ownership chains — the kind of research that requires skill, precision, and patience. We’re looking for a Curative Title Researcher who can help us uncover and analyze properties across Texas with a high level of detail and accuracy. Position Overview The Curative Title Researcher will be responsible for deep-level investigation of property ownership history, title chains, recorded instruments, probate filings, and potential curative title issues. You’ll be the one who identifies which properties we should pursue — long before they ever reach a closing table. This is a fully remote, full-time position for someone who thrives on research, attention to detail, and solving complex ownership puzzles.
Key Responsibilities
- Review county land records, deeds, liens, judgments, probate filings, and other recorded instruments to identify title breaks or curative issues
- Analyze ownership history and vesting deeds to trace how title transferred between owners & heirs
- Research Texas probate, intestate succession, and community/separate property laws to confirm rightful ownership paths
- Build detailed fact patterns, ownership summaries, and family trees for properties with complex title history
- Utilize genealogical and family research tools (such as Ancestry, FamilySearch, obituaries, and online public records) to locate heirs and verify lineage connections
- Input research findings into company databases
- Coordinate with the acquisitions team by flagging high-priority properties with curative title opportunities
- Summarize findings into internal research reports and visual diagrams with accuracy and clarity
Required Skills & Experience
- Minimum 2–3 years of experience in title research, title examination, or curative title work — ideally within a Texas title company, law firm, or real estate-related organization
- Strong understanding of Texas probate, intestate succession, and estate laws
- Proven ability to read and interpret deeds, liens, judgments, probates, and other county-recorded instruments
- Experience using genealogical and people-finder platforms such as Ancestry, FamilySearch, or obituary databases to trace heirs and confirm relationships
- Exceptional attention to detail and investigative mindset — able to spot breaks in title chains or ownership anomalies quickly
- Proficiency with Excel or database systems (Podio experience is a plus)
- Self-motivated and disciplined — able to manage multiple research files independently in a remote environment
Preferred Experience
- Title abstractor or title company researcher
- Experience using property data tools such as DataTree, or county clerk record portals
- Familiarity with skip tracing or public-records search processes
