Remote Part-Time Property Management & Finance Contractor (Independent Contractor | 15–20 Hours per Week) We are seeking a highly organized, dependable Property Management & Finance Contractor to support day-to-day operations across a residential real estate portfolio. This is a remote, part-time 1099 role with flexible hours, ideal for an experienced professional who values autonomy, accountability, and meaningful involvement in operations. This role works closely with ownership and the field property manager and is designed for someone who wants to play a hands-on, high-impact role rather than operate within a narrow or siloed function.

Key Responsibilities

  • Serve as a primary point of contact for tenant communication
  • Communicate fluently in both English and Spanish with tenants, vendors, and internal partners
  • Manage lease renewals and negotiate reasonable, market-appropriate rent adjustments
  • Ensure all occupied units have active, fully executed leases at all times
  • Maintain complete, accurate, and well-organized tenant records, including:
  • Applications
  • Credit and background checks
  • Identification
  • Updated lease agreements
  • Maintain detailed and current tenant and occupant contact information across systems
  • Track outstanding rent balances and follow up on late or unpaid rent
  • Coordinate maintenance requests between tenants and service providers
  • Monitor maintenance activity and assist with managing and controlling costs
  • Maintain consistent communication with the field property manager and ownership
  • Support and improve portfolio-wide systems related to:
  • Cost allocation
  • Bookkeeping records
  • Expense tracking and reimbursements

Qualifications

  • Prior experience in property management, real estate administration, or related financial operations
  • Fluent Spanish (written and verbal) required
  • Strong organizational skills with excellent attention to detail
  • Ability to handle sensitive tenant and financial information confidentially
  • Clear, professional written and verbal communication skills
  • Comfortable working independently and taking ownership of responsibilities
  • Familiarity with property management software and basic bookkeeping practices is a plus
