Collectively, these operations span more than 2,800 properties situated in forty-two states and fifteen countries worldwide. The portfolio encompasses a broad range of commercial property types, including office spaces, call centers, industrial/flex facilities, retail locations, and data centers.Job DescriptionJob Summary:The role involves site selection, negotiation, planning, and reporting. The successful candidate will regularly work with business unit leaders and partners in Legal, IT, Finance, Tax, EHS, Risk, and Security; managing these relationships is essential.Responsibilities
- Support annual strategic planning efforts for each business unit.
- Provide support and oversight in acquisition of new owned and select leased properties.
- Manage brokers and other 3rd party services providers who assist with the execution of the disposition and acquisitions program.
- Negotiate lease, sublease, license, and purchase agreements—directly and indirectly (via broker).
- Prepare financial analysis for various real estate scenarios including but not limited to own vs. lease, consolidation opportunities, and site-by-site comparisons.
- Create and present case study, deal justification, and planning documents.
- Travel to field approximately 10-20% of time.
- Other real estate transaction, planning, and/or reporting duties as needed.
- 7+ years of commercial real estate transaction management and/or planning work on a multi-market property portfolio.
- Proficiency with financial analysis and concepts such as comparative cost analysis, time value of money, and valuation techniques.
- Ability to manage many, disparate projects.
- Comfort working in fast-paced, rapidly evolving environment with limited supervision.
- Ability to travel regularly and work outside of normal business hours as needed.
- Bachelor’s degree from accredited university.
- Real estate industry certifications such as CCIM, MCR, SLCR, etc
- Strategic planning experience
- Experience as or working directly with commercial real estate brokers
- MBA, MSRE, or relevant graduate certificate
